Auto parts store and small engine repair with building, Princeton: first read

Source: Business Finders Canada listing MLS 1532 (share sale), read 2026-10-27. Listing figures are the seller's.

Auto parts, heavy-duty parts and outdoor supply store with a small engine and power equipment repair shop, Princeton, listed at $1,100,000 as a share sale with reported annual sales of $2,307,000 and cash flow of $225,000 (listing figures). Over 50 years in operation in a 7,200 square foot building built in 1975 that is included in the price; hydraulic hose assembly and chain sharpening services; warranty dealer for several outdoor power equipment brands; long-term staff; inventory of about $600,000; financial information under an NDA; last updated 2026-01-22.

First read: the bundled price is 4.9x the stated cash flow, and about $600,000 of it is inventory, so the building and the goodwill together are priced at about $500,000. At 20% buyer equity, a 15% vendor take-back and a 65% term loan on the full price, debt service would run about $172,000 a year; the listed cash flow covers that about 1.3 times, near the 1.25x a lender usually looks for, and about 0.92x at 30% lower cash flow. Financing the building as real estate on a longer amortization would ease that, but only once the building has its own appraised value. Because it is a share sale, the company's history comes with it, including a 1975 building that has housed automotive and engine work.

The three things a buyer should check first

  1. An appraisal of the building, and an environmental site assessment, since a share sale carries any contamination with the company.
  2. A dated inventory count at cost with ageing by line, and how much of the $600,000 is slow-moving or obsolete.
  3. Which dealer and warranty agreements survive a change of control, and the owner's own wage and hours inside the $225,000.

A Deal Risk Screen on this listing would rebuild the earnings, score the four risk pillars, set out the price the cash flow supports at a stated coverage, and give the five questions to ask before an LOI. Two sample screens are on the samples section of the home page.
